What are Building Regulations?

The Building Regulations are a set of criteria that your building/ development must meet in order to be deemed safe. This includes the safety and health for people in or around those buildings. As well as this it looks at structural stability, weather resistance, thermal insulations, fire resistance, and the access to and around the buildings.

Building Regulations apply to building work in England and Wales and clearly outline what is expected of new buildings both in terms of design and construction. It is common for members of building control to visit building sites as well as check plans, deal with demolitions and dangerous structure, administrate the competence of persons and certify work.

When will I need Building Regulations?

If you are planning on carry out any of the following work they should comply with building regulations.

  • The erection or extension of a building
  • The installation or extension of a service or fitting which is controlled under the regulations
  • A project which affects the compliance of buildings regulations requirements when relating to structure, fire, or access to and use of buildings
  • The insulation of a cavity wall
  • The underpinning of a building foundations

Any work which you undertake should meet the appropriate technical requirements of the Building Regulations and should not be reduced the safety of any other services, materials or fittings. When changing the Use/ Class of a building it may also be necessary to apply for building regulations. This may be due to the changes being made resulting in the building as a whole no longer complying with the specific building regulations for the new chosen use. In some circumstances changes or upgrades may be required, especially in cases which affect standards relating to fires and access.
